3 Reasons to Stay in a Townhome near Disney World

There are actually more than three good reasons to book a town home near Disney World and if you searched on homes. Orlandovacation.com you would see them all. Today we are going to discuss the top three reasons given in a survey taken of our town home guests as to why they selected a town home over other more conventional accommodation choices here in Central Florida.

1. The first reason given was space. Almost invariably the family chose not to be confined or cramped in a 20’ X 20’ hotel room. As Billy W. from Waco, TX said, “we had two adults and three kids. We were visiting Orlando for 5 days. The idea of a hotel room was not appealing at all.” Further with many hotels now limiting the number of guests to four per room, the decision for larger space is economic as well. Normally a two or even three bedroom town home costs considerably less than two hotel rooms.

2. The need for a kitchen. This was the second most popular reason given as to why our guests chose a town home over a hotel room. Many felt that having the ability to fix a meal or two or maybe even just offer breakfast instead of eating out would be a novel way to economize on this Disney World Vacation. As Lydia M. of Rome, GA summed up….”we chose to cook two dinners in and had juice, cereal, doughnuts and coffee in the morning. We figured the savings to be $340. This savings paid for our twin daughters Disney World tickets for the week.”

3. The third choice…extra bathrooms might be a surprise. But it is true, you have five people in your party and there is only one bath. It takes quite awhile for the family to get ready to do much of anything. When you have a town home you have at least two and sometimes three full baths. Now, no one should have an excuse as to why the family can’t get to the parks on time.

It wasn’t mentioned for I guess it was a given but the nightly rates of town homes and condos are really, really cheap. You get phenomenal space, you are close to Disney World and at rates approximating a three star hotel room outside but close to Disney World. As you are planning your vacation this year, you definitely need to consider at town home.

Davenport Florida Vacation Homes

If  you are looking for a  vacation home near Disney World then you should check out the Davenport Florida area. The vacation homes in Davenport Florida are newer than the Kissimmee vacation homes and with the new toll roads which have been built near Disney World it is really east to get to Disney World from these homes.

Here are three reasons to check out a vacation home in the Davenport Florida area:

1. Close to Disney World- Davenport, Florida is located less than 7 miles to Disney World and it only takes about 15 minutes to get from these homes to Disney World.

2. Price- With the economy suffering the way it is the prices of vacation homes in the Orlando area have fallen quite a bit. At the time of this post, the average vacation home in Davenport is be offered at around a $100 a night for a three bedroom vacation home with a private swimming pool. This is not bad especially when you consider that the average hotel room in Orlando is around $75 a night for a three star hotel.

3. Newer Homes- The vacation homes in Davenport have all been built within the last 10 years, and most of the homes have been built within the last 3 or 4 years. The Davenport area has really been built up in the last few years and everybody who stays here absolutely loves it.

Sports stadiums near Kissimmee Vacation Homes

If you’re a sports fan in search of a game near your Walt Disney World vacation home, you can find college and professional level sports competition almost year-round near Orlando.  From the NBA, to MLB Spring Training and college football bowl games, there’s no shortage of sports action in the central Florida area.
The closest sports stadiums to your Disney Vacation home is Champion Stadium at Disney’s Wide World of Sports Complex. Champions stadium is the spring training home to the Atlanta Braves of Major League Baseball.
Champion Stadium can hold 9,500 fans in the stadium seats and also features four luxury sky boxes,  open-air suites and patios. Baseball fans who prefer the cheap seats can buy  a seat on the  grassy knoll. After the Braves pack up and head north for the regular season, Champions stadium hosts national tournaments throughout the year including The USSA Girls Fast Pitch World Series , USSA Boys Fast Pitch World Series, ESPN Rise youth sports championships. Another major venue at Disney’s Wide World of Sports is the Milk House, a 70,000 square-foot, state-of-the-art indoor facility featuring a 5,000 seat basketball arena and athlete training areas. Each Thanksgiving weekend, several of the NCAA’s most successful basketball programs play in the Old Spice Basketball Tournament.
If you’re looking for more sports action closer to the downtown Orlando area, you can find pro basketball and semi-pro football games during the fall,winter and spring.
Starting in September, football fans can catch United Football League action at the Florida Citrus Bowl, home of the Florida Tuskers. During the end of December and on New Years day, Florida Citrus Bowl hosts college football bowl games, including the Capitol One Bowl, which matches the South Eastern Conference versus the Big 10 Conference. Basketball fans can catch NBA action at Orlando’s newest sports complex, the new Amway Center which opens in October of 2010. Amway Center holds up to 18,500  with four concourses for plenty of walking space for fans and 56 luxury suites. Other sports stadiums in the area include Brighthouse Networks Stadium, home the University of Central Florida’s football team, and UCF arena, which is home to UCF’s basketball team.

Picnic areas near Orlando vacation homes

If you and your family need a calm and quiet meal near your Disney vacation pool home,without other tourists surrounding you on every side, you should check out one of the great picnic spots in Orlando. Cypress Grove Park, located between Orange Ave and Orange Blossom Trail, is where contemporary elegance meets the charm of the old South located on the shores of Lake Jessamine. From the first moment you pull into the park, you’ll feel relaxed and ready to walk along one of the three multi-usefields lined by oak trees, with gazebos and a lakeside pier. In the center of the park, you’ll find the Estate House at Cypress Grove, shaded under a group of moss covered cypress trees. The Estate House is nearly 100 years old  Located under a stand of moss-draped cypress trees, this elegant southern estate home, built in 1925, is available to rent for weddings, reunions, and other special occasions.
Other parks worth considering for a picnic include Lock Haven Park in Winter Park and Lake Eola Park, and Orlando Festival Park, located in downtown Orlando. Lake Eola has a large fountain, paddle boats and a large amphitheater that hosts live concerts and other events. Orlando Festival Park  opens at 5 a.m. for a view of the daily sunrise and Lock Haven Park in Winter Park ,  about 40 minutes from the Disney area and is tucked between three lakes in the historic section of Winter Park, one of the most culturally diverse and affluent cities in Central Florida. Loch Haven Park is a great spot to pack up a picnic and soak up some sun for the day; you’ll find ‘The Mayor’ amongst the groves of majestic oak trees, and the tree is one of Florida’s largest and oldest. Don’t be surprised to hear a few musicians performing nearby; this is one of central Florida’s most popular cultural centers too. Loch Haven Park is located at 900 E. Princeton Street.

Kissimmee Vacation Homes near Disney World

Here are a couple of tips to keep in mind if you are going to be renting a vacation home in the Kissimmee area near Disney World. The economic downtown, which started over two years ago, has had a major impact on the vacation home market in the Kissimmee area. Nearly 35% of all vacation homes are in some type of foreclosure… now we are not writing this to scare you, rather we are wanting to inform you.

More than likely the Kissimmee vacation home you book is more than likely really nice and the owner is current of all their bills. Keep in mind, if a home is in foreclosure the owner typically just walks away. Knowing this it is a good thing to book a vacation home in a community which has a strong HOA. Why? The HOA will not allow abandoned vacation homes to fall into major disarray. The HOA will at least cut the grass and make sure the outward appearance of the home is presentable. This is key as you do not want to rent a really nice home only to find out when you get to the Kissimmee area that the home next door to it is in shambles and the grass is over three feet tall.

Here are couple of really nice vacation home communities in the Kissimmee area which have strong HOA: Terra Verde, Windsor Palms, Windsor Hills, Encantada Resort, Legacy Park, Towns of Legacy and Emerald Island.
